What this calculator does
This calculator estimates the one-time funding fee for a VA-backed purchase loan. It uses the home price, down payment, first or subsequent use, exemption status, and payment choice to show the base loan, fee, and final financed amount. It does not calculate other closing costs or a monthly mortgage payment.

These rates apply to covered purchase and construction loans closing on or after April 7, 2023, and before June 9, 2034. This calculator covers purchases only.

Methodology and assumptions
- Down-payment percentage equals down payment divided by home price.
- Base loan amount equals home price minus down payment.
- The rate comes from the VA purchase table above, unless the user identifies as funding-fee exempt.
- Funding fee equals base loan amount multiplied by the applicable percentage, rounded to cents.
- If financed, the fee is added to the base loan. If paid upfront, it is shown as cash at closing and the base loan is unchanged.

Frequently asked questions
What is the VA funding fee?
It is a one-time fee paid on many VA-backed or VA direct home loans. VA explains that the fee helps lower the program's cost to taxpayers because VA loans generally do not require a down payment or monthly mortgage insurance.
Is the funding fee based on the home price?
No. For a purchase, the fee percentage applies to the base loan amount after subtracting the down payment from the home price. The down-payment tier itself is determined using the down payment as a percentage of the purchase price.
Can I finance the VA funding fee?
Yes. VA permits the funding fee to be included in the purchase loan, or it may be paid in full at closing. Financing increases the final loan amount and may result in interest being paid on the fee.
Who may be exempt from the VA funding fee?
VA lists several exemption categories, including certain Veterans receiving or eligible for service-connected disability compensation, certain surviving spouses receiving Dependency and Indemnity Compensation, qualifying pre-discharge ratings, and qualifying active-duty Purple Heart recipients. Confirm the official status on the Certificate of Eligibility with VA and the lender.
