Estimate VA home buying power

This VA affordability calculator estimates a maximum purchase price from gross income, optional BAH or other qualifying income, recurring debt, an editable DTI planning assumption, loan terms, and housing costs. It solves the payment equation instead of multiplying income by an arbitrary factor.

Methodology

  1. Convert selected income to monthly income and add optional BAH or other income only when included.
  2. Multiply total gross monthly income by the selected DTI assumption to estimate maximum total monthly debt.
  3. Subtract existing monthly debt to find housing-payment capacity.
  4. Use a deterministic binary search to find the highest cent-level home price whose payment fits that capacity.
  5. Evaluate every candidate through the shared VA loan engine, including the shared funding-fee rules, fixed-rate principal and interest, taxes, insurance, and HOA.

VA-specific limitations

DTI does not determine VA approval. VA guidance describes DTI as a guide secondary to residual income and requires lenders to consider other credit and repayment factors. This calculator does not perform residual-income underwriting, verify income, determine entitlement, or issue approval.

This calculator solves for the highest purchase price whose estimated housing payment fits within your selected DTI planning assumption after recurring debts. A lender's result may differ after reviewing residual income, credit, entitlement, and verified income.

Is 41% DTI an automatic VA approval limit?

No. VA describes DTI as a guide that is secondary to residual income and should be considered with other credit factors. The default here is editable and is used only to model a scenario.

Can BAH count as qualifying income?

Some military allowances may be considered when properly documented and expected to continue. This calculator lets you include or exclude a monthly amount, but a lender decides what income qualifies and whether any adjustment is appropriate.

Does the estimate include the VA funding fee?

Yes. It uses the shared current purchase funding-fee rules, including down-payment tiers, first or subsequent use, and exemption. A financed fee affects the supported home price because it increases principal.

Does this calculator perform a VA residual-income analysis?
